I have been helping Springfield, Delaware County residents for the past 10 years successfully appeal their property taxes. The county, year after year, increases the assessed value of your home even though your property value may not have increased. Springfield, Delaware County residents have been paying more than their fair share.
It’s time to take a look at your taxes to make sure you are not paying more than you deserve to.
I offer a free service to see if home owners in Springfield, Delaware County qualify for a possible real estate tax reduction. Please enter your information for my free analysis.
The evaluation is the first step in the process. You cannot just assume you deserve a tax reduction. You must determine whether or not you qualify. To determine this, we look at the comparable home sales in your neighborhood to determine estimated value for your property (not sales price). Once we determine the estimated value of your home, we apply a formula based on factors that change every year. Then we can determine whether you are overpaying based on your current assessment, and determine what your actual tax should be.
When we determine that you qualify then we must file an appeal with the county and file the proper paperwork and minimal fee (all counties have their own deadline but most are August 1) to have a hearing with the county board of assessment. Usually, the hearing will be in September or October. In most cases, we will have a decision from the board around mid-November.
